How Long Does a Home Inspection Take?
Plan for roughly 2–4 hours on site for a typical single-family home. ASHI gives this range and says reports often arrive within 24–48 hours. Confirm both times with your inspector: size, condition and access can change the schedule.
The visit and the report are separate deadlines

Example: a morning appointment
For an illustrative 9 a.m. start, a 2–4 hour visit finishes around 11 a.m.–1 p.m. Keep your next appointment flexible. A report delivered the following day still leaves questions to read, discuss and possibly refer to a specialist.
Schedule backward from the date by which you need to make your decision. Include time to read the report and seek clarification; the inspection appointment itself is only one part of that process.
What makes a visit longer?
- More floor area, multiple heating systems, additional buildings or an older property with alterations.
- An inspector needing to explain observations or document numerous concerns.
- Access arrangements, occupied rooms or weather affecting what can be inspected.
- Separate services booked alongside the inspection. Ask whether they run in parallel or extend the appointment.
Before you book
- Ask when you should attend and whether the inspector prefers questions during the visit or at the end.
- Have the seller or agent arrange safe access and utilities as required by the inspection agreement.
- Ask how inaccessible areas will be recorded and whether a return visit has a fee.
- Get the report delivery commitment in writing and leave room for follow-up before your decision deadline.
