Photograph both a close view and a wider view that shows location and scale. Note whether the condition appears active, repeated, recently repaired, or associated with weather or system use.

• Visible spotting or growth associated with damp surfaces, leaks, condensation, or poor drying.
• Musty odor, repeated staining, peeling finishes, warped materials, or persistent condensation.
• Areas around plumbing, windows, roofs, basements, crawl spaces, HVAC, and prior water damage.

What the clues may—and may not—mean

Similar-looking conditions can have very different causes. Surface appearance alone cannot confirm severity, concealed damage, material composition, structural movement, leakage source, or health risk.

• Address active water entry and keep people away from unsafe or heavily affected areas.
• Do not disturb suspect growth or rely on color to identify it.
