Home Inspection Report Example: How to Read It
A useful report connects each finding to a location, evidence, significance and recommended action. The short, fictional example below shows how to separate a visible fact from an explanation and a next step. Use the related sample-report page for a complete buyer’s record and blank template.
Read the scope before the findings
Find the inspection date, property details, agreement and areas that could not be accessed. A blank finding for an inaccessible area does not establish that the area is free of problems. Ask what remains unevaluated.
Separate three kinds of statements

| Observation: staining on a ceiling | A visible condition was recorded at a location. |
| Possible implication: moisture may be involved | An explanation still needs verification. |
| Recommendation: evaluate the source | A follow-up task remains; cosmetic repair alone may not answer it. |
Build a follow-up list
Give each unresolved finding an owner, a requested written answer and a target date. Keep professional findings and contractor prices separate from the initial observation. If report terminology is unclear, ask its author to explain the exact item.
